Dear Residents of Century Glen (aka Tract No. 7260):
We are inviting you to this year’s Century Glen Homeowners Association Annual Meeting that will be held on Zoom.
It's a wonderful opportunity to learn what the Board has been doing to maintain this neighborhood that we all love, and to talk about the many challenges ahead. During recent years the volunteer Board has overseen some very positive advancements, as we have come together as a community working for our collective good. Here are some highlights:
· Century Glen HOA has re-established our leadership role in the WLA Community by forging close alliances & relationships with our City and State Officials in the past year and a half. This has allowed for our voices to be heard directly by our lawmakers and helped shape policies that reflect and preserve our way of living that we are accustomed to.
· Our Position Paper written by the President of Century Glen HOA,
Sheida Ashley, Ph.D to close a parking permit loophole in
AB 2097 has been successfully introduced in the current 2024 legislative cycle by State Senator Anthony Portantino. This bill is called SB 834, and is currently awaiting vetting through the Senate Committee before a full vote in both CA Senate & Assembly. You can read about it on the California Legislative Portal at:
https://legiscan.com/CA/text/SB834/id/2938847
This is a significant win for Century Glen as we authored the bill summary and led the charge to stop the unfair access to parking permits by oversized transit oriented developments which provide reduced or zero parking spaces for their occupants. Our continued effort to close the loophole in AB2097 gained support from 40 plus neighborhood associations around Los Angeles and other cities around the State.
Once SB 834 is ready to be voted on by our State legislators, we will ask you for your support by writing to Senator Lola Smallwood-Cuevas and Assemblymember Rick Chavez Zbur in favor of our bill. This is the process that is required by the State law that will compel our representatives to vote according to the majority of their constituents’ wishes.
· We successfully preserved and protected our neighborhood from upzoning during the “Housing Element Cycle” required by California. This effectively protected mostly the northern part of Century Glen single family homes from becoming oversized apartment buildings of six floors with reduced setbacks.
· Sponsored two consecutively successful Halloween social events that we plan to continue annually.
· Registered with FilmLA and have received several modest “inconvenience fees” when productions film within Century Glen.
· Continued coordination with surrounding HOAs to fight overdevelopment and mitigate traffic issues.
· Supported goals of Livable California and Our Neighborhood Voices to revive local input for future developments.
· Our Neighborhood Watch program has been active.
Among other things, in years past, the HOA was able to:
· Negotiate a building height limit along Olympic Blvd from Century Park West to the eastern corner of Kerwood
· Prevented a developer’s mini-mall plan for the northeast corner of Kerwood and Olympic.
· Negotiated with Fox Studios to fund traffic mitigation measures, due to increased traffic flow around and within our Neighborhood, when they last proposed modifying the studio lot back in 1992.
Some current HOA activities on behalf of our neighborhood:
As you may know, last year Fox announced a new plan for a major expansion and update of their facilities. The HOA Board has and will continue to be involved in the discussions to assure us that our concerns and interests are a priority. We want to hear from you, and seek your involvement in the process.
We are providing input on the L.A. City Planning Department’s Westside Community Plan, which includes potential upzoning of some of our commercial and multi-residential buildings utilizing entitlements because of the homelessness crisis, the new Metro Station opening soon in Century City, and because of CA density-bonus development incentives.
